Get Deal-Ready in a New Domain in Ten Days: The Expertise Accelerator
A broker gives you ten days to answer on a deal outside your lane. This recipe uses AI to compress months of domain learning into the working competence one decision requires.
The stuck moment
A broker calls a multifamily investor with an off-market self-storage facility: 320 units, $2.1M, answer needed in ten days. He knows apartments cold. Storage is a different animal, with different expense loads, different demand drivers, and different ways to lose money. He cannot become an expert in ten days. He can get competent enough to underwrite this one decision. Most operators in this spot either pass and miss the deal, or wing it and overpay.
The recipe
- Name the decision, not the domain. You are not "learning self-storage." You are deciding whether $2.1M for this facility is a good buy by next Friday. Everything you learn must serve that decision.
- Get the expert's map. Have AI lay out the 5 to 7 concepts that actually drive outcomes in the domain, the vocabulary that shows up in every deal, and the numbers experts check first.
- Learn the burn list. Ask specifically where newcomers from your background get hurt. Your apartment instincts will betray you somewhere. Find out where before you sign.
- Get interrogated. Have AI quiz you with realistic scenarios until you can answer like a practitioner. Every wrong answer shows you exactly what to study next.
- Pressure test the real decision. Bring your actual numbers back and have AI attack them the way a skeptical veteran would.

Task, in four parts:
1. THE MAP: the 5 to 7 concepts that drive success or failure in this domain, each in 2 to 3 sentences, plus the key vocabulary and the 3 numbers experts check first.
2. THE BURN LIST: the 5 most expensive mistakes people with my background make entering this domain, and why each one happens.
3. THE INTERROGATION: quiz me with 5 realistic scenario questions, one at a time. Wait for my answer, then correct me like a mentor would.
4. THE VERDICT PREP: after the quiz, give me the exact questions to ask the counterparty and the answers that should kill the deal.
Format: plain language, numbered, no fluff.
Constraints: teach only what changes this decision. Skip anything an expert knows but a decision-maker does not need. Where my inexperience creates risk that speed cannot fix, say so directly.
What it's worth: On a seven-figure decision outside your lane, functional competence is the difference between a fair price and a $200K tuition bill.
